Project Report - Brief to conclusion
A new client was a retired family man so the brief was clear – this is my last home, it must be a ‘wow’ design and the budget cannot be exceeded.
I met with the architect, well known for ‘wow’ projects on the KwaZulu-Natal north coast coastal forest estates that can be pricey but if you want ‘wow’ you will pay a little more!
The house was designed on two levels, the lower level with service spaces and a self-contained
The apartment and the upper level living spaces with main bedroom en-suite, two guest bedrooms en- suite, a TV lounge, open plan formal lounge, dining and kitchen. A separate double and a half garage was linked to the house with a covered pergola. Assorted site work, swimming pool, long driveway, etc.
Initial Stages – Unforseen Problems
The initial designs had a lot of structural steel, specialist imported hardwood decks and pergolas, high ceilings, truly stunning but with Covid economy just opening and supply chain issues the team was faced with major cost challenges:
- Structural steel prices went up +30%
- Reinforcing bar up +25%
- Aluminium sheet roofing up 13%
- Glazing up +30%
- Aluminium work to windows and sliding doors up +17%
Budgets had been prepared pre-Covid19 shut down, so we had to assess the costs in terms of value for money and implement a ‘value engineering’ process.
Conclusion;
From a potential cost increase of 13,5% (on the low end) to 16.75% as being most likely, we managed to bring the project in at a meagre 2.2% increase on completion.
This was done without loss of design integrity or aesthetics.
